PSAK 73 is a new lease accounting standard that replaced PSAK 30 and became effective in 2020. PSAK 73 regulates the recognition, measurement, presentation, and disclosure of leases for lessees. Under this standard, lessees are only permitted to classify leases as finance leases, while for lessors, there are no significant changes compared to the previous standard. This study aims to examine the impact of the implementation of PSAK 73 on corporate financial performance using financial ratio analysis. The population of this study consisted of 102 companies. Using a purposive sampling technique, 47 companies that met the research criteria were selected as the sample. The study employed paired sample t-test and Wilcoxon signed-rank test for data analysis. The results indicate that the implementation of PSAK 73 had a significant impact on the Return on Assets (ROA), Return on Equity (ROE), Debt to Assets Ratio (DAR), and Debt to Equity Ratio (DER) before and after the adoption of the standard in property, real estate, and construction sector companies during the 2018–2021 period. Meanwhile, the Price Earnings Ratio (PER) showed no significant difference before and after the implementation of PSAK 73 in companies within the property, real estate, and construction sectors during the same period.
